Preparing Your Home
Presentation is everything in real estate sales.  Home buyers are attracted to clean, spacious and attractive houses.  You are going to want to brighten-up the house and remove all of the clutter from the counter tops, tables and rooms.  Scrub down your house from top to bottom before you even consider letting someone inside of it for a tour.  Take time to make repairs.  A little paint goes a long way to making the house look and smell newer.  If renovation is needed, focus on the kitchen, master bedroom and bathrooms.  These are places you will get the best return on your money.

Timing
Location, location, location is not the only key to a successful real estate deal.  Obviously, some home sales are forced forward due to circumstances that need immediate action; for example, a change of job or a divorce.  If you choose when you go on the market then you are going to want to start the selling process when the demand for homes in your area is high.  The slowest time in real estate is November and December. Unless your selling a vacation property at a ski area in the northern hemisphere.

Value Your Property
There are many ways to acquire the value of your home.  An appraiser, real estate agent or your own research on the internet.  The most accurate will be a professional appraiser, however; you will pay for this service.  The second most accurate will be to make contact with a licensed real estate agent in your area.  They will be happy to provide you a competitive market analysis, but they will want to list your home for sale.  The least accurate method is to take a stab at it yourself.  Real estate is not rocket science, but it does take the right price to sell your home.  Remember, your home is worth exactly what someone is willing to pay for it.

Emotionally Detach
As soon as you decide to sell your home, start thinking of it and referring to it as "that old house I have to get rid of so I can move into my new home". This will help keep emotions out of the sale.  Many attempts to sell fail because the seller is still too emotionally invested in the house to be objective about it.
